A neglected property gets a vibe check.
Second Sight was tasked with rebranding a long time neglected property in Virginia Beach’s up and coming ViBe creative district. Situated on a prime piece of real estate, adjacent to the Virginia Beach Convention Center, this low rise apartment complex formerly known as South Beach Villas has 20 units. With new ownership that could realize its potential, it was ready for a makeover. We leveraged the ViBe brand to define the new brand. After utilizing a brand research process, we re-named the property dwell. The name provides a sense of belonging. The tagline, Old Beach — New ViBe, is derived from its geographic location, the edge of Old Beach, in the new ViBe district.
Based on the success of dwell in the ViBe, client 25/8 Capital has expanded their portfolio of properties under the “dwell” brand.
Since the rebrand and renovations, dwell has increased $150 per unit on average, with a 20% revenue increase in 6 months. The transformation of the ViBe project has improved property performance, improved value, increased community desirability, increased renter pool appeal, improved marketing performance and improved neighborhood support.
We were also able to bring Emmy-winning producer and muralist Hamilton Glass, of Richmond, on board to create a mural on the property as part of the ViBe’s 2022 mural festival.
